Our licensed Property Manager and team handle every aspect of property oversight—from finding qualified tenants to coordinating repairs, conducting inspections, and managing day-to-day tenant communications. We’ve got you covered!

Management Fees:

Neighborhood Realty Rentals offers a comprehensive standard management package at 10%. Below are the specific services included.

Property Onboarding Fee: $500 regardless of tenancy. 

Leasing Fee: 50% of one month’s rent. This one-time fee is charged in the first month that the new tenant moves in. We do not charge the standard 10% management fee during that month. The fee is 50% of the monthly rent. 

Renewal Fee: This one-time fee of 20% of the monthly rent is charged if the tenant chooses to renew their lease. The fee will apply in the first month of the new lease. We will complete an occupied inspection 90-120 days before the lease expires. We will share photos and notes from the inspection with you and review payment history and property upkeep to decide whether to offer a renewal lease.

Turnover Coordination = 10% of services. Turnover coordination is necessary for tenants who have opted not to renew their lease at the end of their lease term. Our trusted vendor(s) will perform an inspection and provide a quote to complete all necessary repairs and cleaning. Neighborhood Realty Rentals charges 10% of the quoted services to coordinate and ensure the property is move-in ready for the next tenants.

If desired, we also offer a comprehensive management package at a 12% monthly fee. This package includes all of the services listed above, along with coordination of bill payments for property insurance premiums, HOA dues (monthly, quarterly, or annual), and annual property tax payments. It also includes quarterly preventative maintenance, such as air filter replacements (4 times per year), water filter replacements (2 times per year), and smoke detector checks. All leasing and lease renewal fees are included with the 12% monthly management package.
